3 Main Ways to Obtain a Land Certificate (Titre Foncier) in Cameroon
If you own land in Cameroon — or plan to buy — getting a Titre Foncier (land certificate) is the most important legal step you will ever take. Without it, your land can be disputed, seized, or sold under you. Here are the 3 official pathways recognized under Cameroonian land law.
The 3 Pathways Explained
Direct Immatriculation
This is the most common pathway. It applies to land that has never been formally registered — land you occupy, inherited, or purchased that has no existing title. You apply directly at the Land Registry (Conservation Foncière) to have the land officially entered into the national register in your name for the first time.
✓ Best for: first-time titling of undocumented landBy Concession
This pathway involves land granted by the Cameroonian State to an individual, company, or institution. The State assigns land — typically for agricultural, industrial, or development purposes — under specific conditions. Once those conditions are fulfilled, the concession holder can convert the grant into a full Titre Foncier.
✓ Best for: state-allocated land and development projectsBy Partition or Extraction
This applies when an existing titled plot needs to be divided — for example, when family land is split among heirs, or when a landowner carves out a portion of a larger titled plot to sell or develop separately. Each resulting parcel receives its own individual Titre Foncier.
